PROJECTS / 505 GEORGE STREET
Sydney's Soon-to-be Highest Residential Tower
Ingenhoven, in partnership with Australian studio Architectus, has won the international competition to design a 270-meter mixed-use tower at 505-523 George Street in Sydney. The clients, Mirvac and Coombes Property Group, announced the victory. The winning design is a 79-story landmark tower, poised to become the tallest residential building in Sydney and a symbol of economic, environmental, and social sustainability for forward-thinking development. The project features a slender, elegant design and seamlessly integrates various uses, including high-quality living spaces, retail, a hotel, and leisure and childcare facilities, significantly enhancing public life in the surrounding area.

“Now we have combined our expertise once again by designing a tower which will be highly integrated in the existing surroundings and offer a great public domain. This urban approach is based on the philosophy of a well-connected public and conceives of the tower as being a 'friendly neighbor'. The combination of different uses and the timeless design of the building are integral parts of an environmentally sustainable approach but also expression of a deep understanding of the project goals”
Christoph Ingenhoven
The winning design was selected from entries by five internationally acclaimed architectural firms, including Skidmore, Owings & Merrill in partnership with Crone, Wilkinson Eyre, Foster + Partners, FJMT, and Bates Smart. The winners previously collaborated successfully on 1 Bligh, a 28-story tower standing 139 meters tall, which is recognized as Australia's first truly "green" high-rise. This project received the International Highrise Award in 2012.

Due to its highly prominent location in Sydney's Central Business District, the building features a straightforward yet refined façade design that prioritizes uninterrupted outward views. The façade will consist of a single skin with external sun shading devices and balconies, designed as naturally ventilated spaces with glass windshields to serve as winter gardens. In alignment with supergreen® sustainability principles, meticulous consideration was given to energy efficiency and environmental impact.

To achieve maximal daylighting effects, angled façade elements will be used as hybrid solar collectors on the north façade. Both electricity and domestic hot water can be generated with one element while preventing the building from overheating. For the south façade, intelligent cooling systems will be applied. The material palette is based on the idea of pure and non-composite materials, which are local to Sydney and typical for the regional architecture.
